Q: Is Reflection Cove a normal subdivision?

A: No, to control access this exclusive gated community is being organized as a Vacant Land Condominium

Q: Do we own the land that our homes are on?

A: Yes, just like any other subdivision you own the land that your home sits on. The roads and other amenities such as recreation facilities are controlled by the condominium corporation. Since the residents own the roads and amenities the development can have controlled access (gated) allowing for greater control and security.

Q: How is the condominium run?

A: A board of directors, elected by the owners, runs the condominium corporation. The board’s function is to manage the corporation. Major decisions are voted on at owners’ meetings. Annual general meetings must be held within six months of the condo corporation’s fiscal year to ensure that unit-holders have an opportunity to review the financial statements in a timely manner. Participation in community decision-making is a benefit of condominium living.

Q: What are the rules and regulations of the condominium corporation?

A: The developer must provide a table of contents as part of the disclosure statement. The table of contents will help the purchaser find information quickly and easily in the declaration, bylaws, rules or disclosure statement about such things as building restrictions and any restrictions on pets.

1. Are there building restrictions?

Yes. There is a 2 year building time frame restriction. The exterior of the building has to be completed within 2 years of the final registration of the lots. A building contract must be signed when the lot is purchased. There will also be restrictions on what the purchaser builds. However, we are flexible and you can choose from most types of architecture. Exterior materials and colors will also go through an approval process. Dwellings must be set back from the tree line (drip line closest to the water’s edge).

2. Do you supply the builder or can we get our own

The home owner can use the builder of their choice since there are building restrictions.

3. What type of shoreline is there?

Treed lots backing onto a wide sand beach, which will be private and restricted to only those who live there.

4. What type of exposures are there?

Westerly, with a beautiful view of the sunset.

5. What type of amenities will be available?

Walking and hiking trails, golf cart paths and tennis court**

6. What types of people are buying?

All types for different reasons, including recreational and permanent residential. People wanting to get some of the last lake front properties available along the western shore of Lake Huron

7. Is this a year round community?

Yes, the condo corporation will be responsible for garbage pickup, snow removal etc.

8. Is financing available?

Yes, pre-arranged mortgages with a financial institution.

9. Are there restrictions on out buildings (guest cabins)?

Township restrictions allow a garage and a guest cabin (with location and size restrictions).

10. How will you control what is built after the home is complete?

Reflection Cove is only concerned with the exterior of the cottage or home and any other outer structures, vehicles, etc. left on the property.

11. Is there a minimum square footage for the homes in Reflection Cove?

1,500 square foot minimum.

12. Can I reserve my lot now?

Yes, by completing a lot reservation form and paying a refundable deposit a purchaser can reserve the lot of his/her choice today.


13. Will there be access to the beach area for properties back from the lake?

Yes, all properties will have equal access to the beach via the golf cart path and stairway.

14. When will Phase Two commence?

After Phase One is 75% sold out

15. How many lots in total?

33 lots in Phase One
27 lots in Phase Two

16. How many waterfront lots?

17 in total

17. Approximately when can building commence?

Spring/Summer 2006

18. Will access roads run through?

No, eventually all traffic will pass though the gate at the front entrance.

19. Will the community be gated?

Yes, with controlled access.

20. How will the maintenance fees be controlled?

They will be controlled by the residents.
